MELBOURNE, 9 DECEMBER 2024 – Shortly after securing planning permit for its Subiaco project, UEM Sunrise Berhad (“UEM Sunrise” or the “Company”), one of Malaysia’s leading property developers, has also received planning permit approval from the Minister for Planning via the State Government’s planning approval pathway for its $277.8M build-to-rent development, the first of its kind in Collingwood.
The 0.54ha site situated in the eastern entry point of Collingwood offers 407 apartments across two buildings of 16 and 18 storeys. The mix includes studios, as well as one to three-bedroom units. The ground floor will be activated with 1,300m2 of retail space, pedestrian laneways and over 1,000m2 of public and semi-private courtyard designed for vibrant community activities or quiet relaxation.
As part of the community benefits offering, 10% of the development will be allocated to affordable housing, making it an attractive and unique housing option in inner-city Melbourne. The development will also feature a 250m2 community space on the ground floor, which will be provided rent-free for a selected not-for-profit organisation.
UEM Sunrise Chief Executive Officer, Sufian Abdullah, emphasised the importance of the development to the Melbourne housing market and looks forward to delivering the first build-to-rent project in the highly sought-after inner-city suburb of Collingwood.

In June 2023, the Company entered into a partnership agreement with Greystar, a global real estate specialist in build-to-rent assets. UEM Sunrise is the developer and delivery partner for the project, with Greystar as the investor and owner-operator via a fund-through structure.

Designed by COX Architects, the development features a collection of stepped-form buildings, each with a unique identity in its architectural treatment to break down its mass. The use of textural finishes in the façade is a nod to the industrial past of Collingwood, celebrating the grit and diversity that makes this area so dynamic and special.
In line with sustainability commitments, extensive new green space and landscaped areas will be created for residents and the community, as well as bike parking and electric vehicle charging stations for residents. Various common facilities and services will be available for residents including swimming pool, gym, movie room, wellness and entertainment spaces, concierge, co-working spaces and even a communal rooftop garden.
Located just 3.5km from the Melbourne CBD, the development offers high walkability, proximity to vibrant cafés and excellent public transport accessibility, reducing reliance on private vehicles and fostering interconnected community that adds to the dynamic fabric of the area.
Construction of the development is expected to commence in early to-mid 2026.
