UEM Sunrise’s Latest Developments; Aspira Hills, Aspira LakeHomes and DiReka Square Fully Taken Up with a combined GDV of RM499 Million

ISKANDAR PUTERI, 25 SEPTEMBER 2024 – UEM Sunrise Berhad (“UEM Sunrise” or the “Company”) achieved an impressive 100% take-up rate during the previews for three of its latest Iskandar Puteri projects namely Aspira Hills (Phase 1), DiReka Square and Aspira LakeHomes (Phases 4, 5 and 6), amounting to a gross development value (GDV) of RM499 million collectively.

 

The highly successful special preview of Aspira Hills 1 on 21 September 2024 witnessed enthusiastic homebuyers queuing overnight to secure units. Its exceptional connectivity advantage attracted strong interest, leading to all 272 units being fully booked within a single day, achieving a GDV of RM198 million. This attainable, family-friendly residential development features four spacious bedrooms and three bathrooms, complemented by 6 acres Central Park in the heart of the development, fostering a sense of community, making it an ideal choice for modern families.

 

On 22 September, the preview of DiReka Square, comprising 2 and 3 storey shop offices at Laman DiReka, Puteri Harbour, further solidified UEM Sunrise’s position in the market, with all 67 available units booked, contributing to a total GDV of RM158 million. Situated in the vibrant Puteri Harbour, DiReka Square stands as the premier commercial hub within the dynamic new DiReka township, offering a diverse mix of retail and commercial projects. It boasts seamless connectivity to key landmarks such as Kota Iskandar, the upcoming Johor Bahru Court Complex, and Raffles American School.

 

These achievements follow the previews of Aspira LakeHomes 4 and 6 held on 20 July, and subsequently Phase 5 on 11 September, where all 147 units offered for sale were fully secured, generating a GDV of RM143 million. Building on the success of earlier phases, Aspira LakeHomes has become a sought-after township development in Johor, offering a balanced lifestyle with modern amenities and nature-inspired living. Located at the heart of Gerbang Nusajaya, Iskandar Puteri, the thoughtfully designed super-link houses ranging from 2,072 to 2,821 square feet, feature spacious layouts, lush green spaces, and scenic lakeside views. The overwhelming response to these developments highlights the strong organic market demand in the region, with prospective buyers queueing as early as 2:00am, reflecting their excitement and confidence in UEM Sunrise’s offerings. This momentum aligns with the progress of the Johor-Singapore Special Economic Zone (JS-SEZ) and Gerbang Nusajaya Interchange, both set to enhance cross-border trade, spur economic growth, and increase demand for our residential and commercial properties.
