KUALA LUMPUR (May 9): The first tower of UEM Sunrise Bhd’s latest high-rise residential development, The Minh, has achieved a take-up rate of 70%, prior to its official launch on May 27.
The Minh will be spread across a 6.2-acre freehold parcel, which is located adjacent to Bukit Kiara Hill along Jalan Kiara 7 in Mont’ Kiara. With a gross development value (GDV) of RM979 million, The Minh will have 496 units across two towers that are slated for completion in 2027.
The project features four types of layouts with built-up ranges from 1,607 sq ft to 3,010 sq ft. Types A and B will have a bungalow design concept, while types C and D will have semi-detached designs with private lift lobbies, versatile lanai areas and junior suites.
Each unit will have at least three bedrooms, three bathrooms and two parking bays. One of the two parking bays will be equipped with an electric vehicle (EV) charger-ready powerpoint. The selling price of The Minh ranges from RM1.4 million to RM2.8 million, or an average of RM960 psf. The maintenance fee inclusive of sinking fund is around 35 sen psf.
In the opening speech of The Minh media preview on May 9 (Tuesday), UEM Sunrise chief marketing officer Kenny Wong said that the first tower’s encouraging take-up had hastened the soft launch of the second tower. “Seeing the positive response to The Minh’s first tower, we’re happy to announce that we’ll be opening up our second tower on May 27.”
Wong also revealed that the first tower was taken up through an introductory preview with UEM’s business associates and trésorians, as well as the developer’s premium loyalty members, starting from end-December last year till early May.
On the design concept of the project, Wong said The Minh is an acronym for “Mont'Kiara Indochine-inspired Nature Homes”, which also means “bright” in Vietnamese.
“The project’s design concept takes inspiration from the Indochine design expression, a style borne from the harmonious combination of French Colonial design and the sensitivities and traditions of vernacular design in Vietnam. We have specially designed a home that fosters more interaction between family members and guests in the common areas. Taking cues from shifts in how we create spaces to adapt to the new normal, we have also designed bedrooms to be more spacious, while adding a touch of luxury that compliments The Minh’s Indochine theme,” said Wong, adding that these homes will have an open-layout concept.
Some facilities in The Minh include a spa hut that offers hot jacuzzis, saunas, halotherapy, salt chambers and meditation huts, as well as an all-inclusive wellness centre, an 80-metre lap pool, a children’s pool, plus indoor and outdoor gymnasiums.
The Minh will also feature cascading water features with a cantilevered dining terrace at the end of the 80-metre lap pool, as well as plenty of open green spaces.
Meanwhile, the company’s chief development officer Mardiana Rahayu Tukiran shared that the site at which The Minh will be situated is one of the few remaining parcels of land in Mon’t Kiara for UEM Sunrise.
“We had done other projects and wanted to venture into something different. It was important to make sure that the development would cater to the taste of buyers in Mon’t Kiara or anywhere else for that matter. We didn’t want to become followers of a certain trend but instead, set the trend, so understanding what the market wanted was one of the key aspects in creating The Minh,” Mardiana added.
Meanwhile, the event also highlighted that The Minh will be UEM Sunrise’s first freehold residential project to be launched under the CLUB Edition of the developer’s Happy+ product series.

Aside from that, Wong also shared some of UEM Sunrise’s upcoming developments in the pipeline, including the second phase of Kiara Bay in Kepong, the high-rise residential tower Connaught One in Cheras, as well as a few projects in Senadi Hills in Johor.
