THE concept of sustainability and incorporating environmentally friendly features are increasingly essential to property development.

The project is currently GreenRE silver-certified – a green rating tool to measure sustainable elements incorporated into buildings.

Liong emphasised that working closely with design consultants ensures that all properties are built with the future in mind.

“We preserved almost 40% of the original vegetation within our project development site, which is a big milestone in terms of sustainability.

“We adopted the use of natural ventilation and natural lighting to cut down energy use, and ensure the selection of materials is in compliance with the sustainable guidelines.

“We utilised energy-efficient and water-saving fittings and technologies, as well as addressed the factors that would contribute to environmental pollution during construction,” he said.

Liong noted that these are among the strategies UEM Sunrise took while building KAIA Heights. 

These measures, when implemented holistically, will preserve the environment for future generations, while increasing residents’ comfort and well-being.

Green building strategies benefit homeowners by reducing maintenance, replacements and lowering utility bills, which could reduce the cost of owning a home, and increase the property and resale value.

Commenting on the higher investment cost of sustainable developments, Liong said property developers will most likely face challenges as sustainability is yet to be homebuyers’ top priority in purchasing criteria.

However, he said the investment cost for KAIA Heights was minimal as the Company approached through passive sustainable designs, leveraging on the land size availability and its building orientation.

“We managed to strike a good balance between the demand for a reasonable price and integrating green initiatives into our development.

“Although the aspect of sustainability is still not a top priority for most homebuyers, as a developer, we have the responsibility to set the path and inform our customers about it,” he noted.
