UEM Sunrise Bhd’s Verna (Phase 1E) in Serene Heights in Semenyih, Selangor, has achieved a take-up rate of 80% since its launch on Oct 1, 2020.
“The last launch in the township, Frischia (Phase 1G), comprising 47 two-storey terraced homes with built-ups of 2,225 to 2,497 sq ft, was launched in June 2020 and is fully taken up. As such, we are confident there will be demand for Verna despite the challenging market conditions,” says UEM Sunrise chief operations officer (central) Liong Kok Kit in an email.
Occupying a 7.29-acre parcel in the 448-acre freehold Serene Heights, Verna has a gross development value (GDV) of RM47.3 million and comprises 72 two-storey terraced homes with built-ups ranging from 1,814 to 1,939 sq ft. Selling prices start at RM652,800, or RM359 psf. The units are expected to be completed by September 2022.
According to the developer, the terraced homes in Verna have a modern contemporary concept and cater for owner-occupiers and first-time homebuyers, who are likely to be newlyweds and young families.
“We have received enquiries from upgraders who are residing in the vicinity or work nearby in areas such as Putrajaya, Kajang, Puchong and Bangi. So, we will address this target group with our launches this year, which will include more spacious homes such as super link terraces, cluster homes and semidees,” says Liong.
Launched in 2015, Serene Heights has a GDV of RM3.6 billion and comprises a mix of 2-storey terraced homes, cluster homes, semi-detached villas, bungalows, serviced residences, condominiums and shoplots, which will be built in stages over the next 10 years. “We aspire to build a self-sustaining township in Serene Heights, where families can grow and thrive together,” says Liong.
Facilities in the township include a 1.2km linked pool, a 3.5km jogging and cycling track, recreational parks such as a wellness garden and a leisure garden, and four themed play zones: Hopscotch Valley, Takraw Park, Gasing Land and Congkak Place.
Serene Heights is near the Bangi KTM station and education institutions such as SJK (C) Yoke Min, SMK Bandar Seri Putra, Tenby International School and Universiti Sains Islam Malaysia; shopping malls such as IOI City Mall, Alamanda Shopping Centre, Bangi Gateway and Bangi Sentral; and hospitals such as An-Nur Specialist Hospital, KPJ Kajang Specialist Hospital and Nilai Medical Centre.
The township is easily accessible via the Kajang-Seremban Highway (Lekas), PLUS Highway and Kajang Dispersal Link Expressway (SILK).
